Renting through a managed platform

A listing here has already been through the same field verification as our sale inventory, and enquiries go through the company rather than straight to the owner — so the first stranger you deal with is us, not someone whose only claim to the flat is a phone number in a classified ad.

What a lease agreement should cover

Whether you rent through us or anyone else, a written agreement should always state:

  • The parties, and the exact property, clearly described.
  • Term of the tenancy, and what happens at the end of it — renewal, or notice to vacate.
  • Monthly rent, the due date, and how any yearly increase is calculated.
  • Security deposit amount, and the exact conditions under which it can be withheld.
  • Who pays for what maintenance, and the notice period each side owes the other.

A large majority of residential lettings in India are structured as an 11-month leave-and-licence agreement, renewed each year, which is common practice mainly because it is simpler procedurally — it does not remove either side's obligations under the agreement. Get everything above in writing regardless of the term length.

Security deposit — get it in writing, not by custom

There is no single number that applies everywhere — practice varies by locality and by owner, and what a neighbour paid is not a rule. What matters is that the amount, the refund timeline, and exactly what can be deducted (unpaid dues, damage beyond normal wear) are written into your agreement before you pay it, and that you get a receipt for the payment itself.

Municipal compliance

Ask for the latest property tax receipt before you move in — it confirms the owner is compliant with Bhubaneswar Municipal Corporation records, which matters for getting utility connections transferred or added smoothly, and avoids disputes later about who is responsible for outstanding dues.

Rent and escalation

Any annual increase should be a specific figure or percentage written into the agreement up front, not something negotiated fresh (or assumed) each renewal. If the agreement is silent on escalation, treat that as something to clarify before signing, not after the first renewal notice arrives.

Moving in and moving out

Record the condition of the property — photos, and a written note of existing wear or damage — at move-in, so there is no dispute at move-out about what changed during your tenancy. Give notice per your agreement's notice period, and expect your deposit refund to follow a joint inspection against that move-in record.
