How to Sell Property in Bhubaneswar at Maximum Value

Two ways to list

Self-serve — if you are comfortable filling a form online, use our 5-step wizard: location and type, specifications, media, amenities, and a description (we can even generate a first draft of the description for you). Submit, and it moves straight into verification.

Assisted — if you would rather not, send photos, a video and your location over WhatsApp or email. A member of our Sales team fills in the listing on your behalf, from what you send and a phone conversation, and adds it for review. Either path lands in the same queue and is treated the same way from there on.

What happens after you submit

A listing moves through Submitted → Sales Verification → Legal Review (only if something needs a closer look) → Admin Approval → Live. You can track exactly which stage your listing is at from Seller Hub in your dashboard. If a listing is rejected, you get a reason — not just a status change.

How you get paid: two commission models, always disclosed

Markup model — when our Sales team believes a property can sell above what you asked for, we list it higher and our entire commission is the difference between the listed price and your original asking price. You still receive your full asking price, in full, at the price you set.

Standard model — otherwise, you pay 2% of the final sale price as commission (the buyer separately pays 1%, waived if they use a loan through one of our bank partners — this does not change what you receive).

Whichever applies, Seller Hub → Commission Breakdown shows exactly which rule was used and why, once a sale is recorded. Nothing about your payout is worked out by hand or held back from you.

Keeping a sale private: Private Inventory

Some sellers — especially for a high-value or sensitive sale — do not want a listing on the open public site at all. Private Inventory lets us show your property only to named, signed-in customers we choose: access is issued to one buyer at a time, expires automatically on our servers (not just in the browser), and every page is watermarked with that buyer's own name so it can never be passed around anonymously. Every time it is opened, that is logged, and you can withdraw access at any point — the record is kept, not deleted, so there is always a trail of who saw what and when.

Staying in control without being contactable

A buyer never sees your phone number — every enquiry, message and visit request comes to you (or to our Sales team on your behalf) through the platform. Your Seller Hub shows enquiry counts, a 4-stage verification tracker for your listing, and a 30-day view trend, so you can see genuine interest without being reachable directly by strangers.

Documents to have ready

  • Sale deed, in your name, or showing the chain of title to you.
  • RoR / Patta and mutation certificate.
  • Encumbrance certificate (15 years) — this speeds up verification considerably.
  • Approved building plan, for constructed property.
  • Latest property tax receipt.

These are stored as private files, not links — they can be opened only by you and by the staff whose role requires it. They are never shown on your public listing page.
