Privacy Policy

This policy explains what we collect, why, who can see it, and what you can ask us to do about it. It is written to be read — if anything here is unclear, write to us and we will explain it in plain terms.
Who we are
Bhubaneswar Properties operates bhubaneswarproperties.com, a managed real-estate brokerage serving Bhubaneswar, Odisha. In data-protection terms we are the data fiduciary for the information described below.
What we collect
- Account details — name, email address, phone number, city, and a password hash. We never store your password itself.
- Property information — for sellers: the property details you enter, photographs, and ownership documents such as the sale deed, RoR, encumbrance certificate and identity proof.
- Requirements and activity — what you are looking for, properties you shortlist or compare, enquiries you make, and site visits you book.
- Service and payment records — services you request from us and the transactions associated with them.
- Usage measurement — we count how many people opened a listing so the seller can see genuine interest. We do this using a one-way hash of your IP address and browser identifier. We do not store your IP address, and the hash cannot be reversed to identify you.
Why we collect it
- To verify that a property and its owner are genuine before the listing goes public.
- To match you with properties, and to arrange visits, loans and services you ask for.
- To route contact between a buyer and a seller without either one seeing the other's number.
- To meet legal and tax obligations arising from a property transaction.
The rule that shapes everything else
We never give a buyer a seller's phone number, or a seller a buyer's. The same applies to vendors we engage on your behalf. Every call, message and enquiry is routed through Bhubaneswar Properties. This is not a setting you have to switch on — it is how the platform is built.
Who can see your documents
Ownership documents are stored as private files with no shareable link. They can be opened only by you and by the Bhubaneswar Properties staff whose job requires it — our property management, verification and legal teams. They never appear on a public property page, are never shown to a prospective buyer, and are never returned by any public part of our website.
Who else we share with
- Partner banks and NBFCs — only if you apply for a home loan through us, and only the information that application requires.
- Service vendors — when you book a service, the vendor we assign receives what they need to do the job, and nothing more. You are not given their details either; the relationship stays with Bhubaneswar Properties.
- Government and legal authorities — where the law requires it, such as registration and stamp duty.
We do not sell your personal data, and we do not share it for anyone else's advertising.
How long we keep it
Account and transaction records are kept for as long as your account is open, and afterwards for the period Indian tax and property law requires. Undertakings and verification records associated with a completed transaction are retained permanently, because they are the evidence that the transaction was conducted properly.
Your rights
You can ask us to:
- show you the personal data we hold about you;
- correct anything that is wrong;
- delete your account and the data that is not legally required to be retained;
- stop sending you notifications you did not ask for.
Write to privacy@bhubaneswarproperties.com and we will respond within 30 days. If you are not satisfied with our response, you may escalate to the Data Protection Board of India.
Security
Passwords are hashed, sessions expire, documents are stored privately, and access to internal consoles is restricted by role and department. No system is perfect; if we become aware of a breach affecting your data, we will tell you and the relevant authority.
Changes
If we change this policy in a way that materially affects you, we will notify you in the app before the change takes effect. See also our Terms of Use.
